New Eco units consisting of industrial and office space are on track for completion at a speculative business park development in East Yorkshire. Wind Turbine for Green Park Newport Approved

A planning application for a wind turbine to be erected at Green Park Business Park in Newport has been approved.

East Riding of Yorkshire Council granted permission for the 50 meter to hub/77 meter to tip wind turbine on the grounds the turbine will provide jobs for local people and generate renewable energy to potentially serve the business park, local businesses and surrounding areas.

The CGI below shows indicatively the location of the turbine in relation to the rest of the business park, which will become home to local companies with requirements for new ‘green’ buildings.

Horncastle Group: 2014 in review

“2014 was a busy year for the company as we accelerate development at The Beacon in Hull and Green Park in Newport, creating a firm foundation for further progress in 2015, In addition, we also celebrated the 50th anniversary of the business. Progress at The Beacon, Green Park and Ozone was fuelled by further injection of funding from the European Regional Development Fund (ERDF), which will help deliver the best new office, industrial and warehouse space in the region.”

Our Developments

The Beacon Hull:

Development has continued to flow smoothly on the headquarter office and leisure park The Beacon, in Hull, over the past year. What started as a speculative development and one where plenty of risks were concerned in terms of developing an entirely new business park from scratch, the site has become home to global leisure operators KFC and Costa Coffee, as well as a Marston’s pub and restaurant; The Red Sails Carvery. More importantly, 2014 saw the first two office buildings (comprising over 25,000 sq.ft combined) constructed and occupied by City Health Care Partnership in Office 1, and Interbulk Group in Office 2. Interbulk has moved its global dry bulk headquarters to The Beacon, and we are very proud to have been able to provide Interbulk with its brand new head-quarter facility.

This year The Beacon will see a brand new drive-thru restaurant built on Plot 2 along with a further 25,000 sq.ft of high quality, grade A office space in the form of Offices 3 & 4. An 18,000 sq.ft hybrid facility for office and industrial use on Plot 6 is also due to be developed. With a shortage of Grade A quality office space in Hull & East Yorkshire, we recognise that the best businesses need the best buildings to grow.

We are expecting this premium office and leisure business park will be fully developed by the end of 2015.

Green Park Newport:

Over the past year, the new 18 acre business park of formerly developed land, situated off Junction 38 on the M62, has made great progress and contractors are currently on site constructing to 10 unique Eco-Offices of 450-900 sq.ft each and a 20,000 sq.ft Eco-Industrial unit by April 2015; comprising the first phase of development. Green Park is also a speculative development which again has been part funded by ERDF. The Eco Offices will offer small businesses in the area to buy or rent an energy efficient, high quality office of 450 sq.ft or 900 sq.ft. The industrial and warehouse space of 10,000-20,000 sq.ft will offer a business a new building in a prime location, with great access to the motorway network.  Green Park will be established in next few years as a hub for business in the Newport/North Cave areas and the rest of the land will be developed in the near future to provide more office, industrial, warehouse and leisure space in this growing employment area, so keep an eye out!

Ozone Howden:

Since works began 2006, Ozone Business Park in Howden has been recognised for its great location and access to the motorway networks, becoming home to giants Warburtons, Image Data Group and more recently in 2014, global delivery company TNT. Ozone Business Park has fully serviced plots available between 1 and 6 acres, with Design & Build packages available or simple sale of the plots. Green Park UPDATE – Progress Pictures

Here are a couple of photographs of our current progress at December 2014 for the new eco business park in Newport, East Yorkshire. The Eco Offices and Eco Industrial 20 are both taking shape with steel framework complete. The next steps of construction will be to complete the roof cladding and wall cladding for both offices and industrial units. Focus after this is to progress with the service yards and car park areas, to flow smoothly into the New Year and stay on track for completion in April 2015.

As you can see, it’s been a very wet and muddy start coming in to December on site, but the building frames have gone up and work goes on at this new business park, providing local businesses with high quality and low cost ‘eco’ business space! We are excited for the first set off offices and industrial units to complete in Easter next year!

Exciting times as steel frames take shape at Green Park

The first phase of a future major hub for business in the Newport and surrounding village areas, situated at Junction 38 on the M62, is well into works and on track for completion April/May 2015.

Green Park will become home to many growing SME’s and industrial businesses in the next few years, offering an ‘eco’ business park with high quality & sustainable buildings, excellently located for maximum exposure with great transport links.

This phase comprises the Eco 45 & Eco 90 offices, and the Eco-Industrial 20 building (see images below). The first phase of development is on track and the steel framework is now going up, meaning high visibility from the M62. A Vision for the Future- Green Park, Newport

Horncastle has started on a 20 acre development at Junction 38 on the M62, which will consist of a new employment park providing office, industrial and warehouse space for business users in the region.

The first phase, which is being built with funding assistance from the European Union, will comprise of 450 sq.ft and 900 sq.ft Eco-Offices and an Industrial building extending to 20,000 sq.ft together with infrastructure. Green Park will provide business users with competitively priced, high-quality and energy efficient business space in an increasingly popular location close to Newport, which in recent years has attracted businesses including J.Z Flowers and Evergreen as well as many SME’s.

After a very competitive tender exercise, PDR Construction Ltd has been appointed as the contractors for Green Park, and has commenced work on the site, which is due for completion in April 2015.

In addition, a planning application has been submitted to allow a single wind turbine to be built on site to generate part of the electricity required by the buildings, and reduce the environmental impact of the development. The provision of the infrastructure will allow serviced plots for future phases and Horncastle are able to offer design and build packages on these.

Eco-offices are for sale from £95,000, or to rent on flexible terms. The ‘Eco-Industrial 20’ building is available to buy from £70 per sq.ft and to rent from £5.25 per sq.ft, exclusive of VAT.

The project is being supported by the European Union ERDF 2007 – 2013 programme.
